A spa resort on land and water rights that already exist
FK “City Sport Club” has invested in the Ovča site since 2000. It holds the land, the right to extract the thermal mineral water, and an in-house feasibility study on using the water and geothermal energy commercially.
Planning in place
A detailed regulation plan, “banja u Ovči”, covers the site.
Built in stages
Each stage is designed to be profitable on its own and to fund the next.
Land as collateral
The value of the fully serviced building land is close to the value of the whole investment.
Water left behind by the Pannonian Sea
An abundant, protected groundwater resource the club describes as inexhaustible.
Salty and highly mineralised, with a composition close to human blood plasma.
Heat pumps designed to heat and cool 100,000 m² of the centre.
The local air meets the parameters of an air spa.
On the left bank, opposite EXPO 2027
Ovča has its own railway station and connects to the city over the Pupin and Pančevo bridges. EXPO 2027 and the National Stadium are being built across the Danube.
